The Habitaclia listing for La Serreta on the same day paints a clear picture. Two-bathroom flats of 83 and 84 m² were listed between €260,000 and €269,900, that is €3,095 to €3,252/m². A 73 m² ground floor asked €355,000. Against that, the duplex’s €2,207/m² is a clearly lower price per metre: you buy almost twice the space for about 20 % more money.
