145 m² duplex with two terraces in Rubí (La Serreta) for €320,000: a lot of flat for your money?

Not every flat worth analysing is the cheapest on the portal. Sometimes the interesting question is how many square metres you get for your money. In October 2026 Luxe Properties listed a 145 m² duplex with two terraces on Carrer de Lepant, in the La Serreta neighbourhood of Rubí, on Habitaclia for €320,000 after a €15,000 price cut. We compare it with what is for sale on the same street and run the numbers.

Short answer: at €2,207/m² it is cheaper per metre than most two-bathroom flats in La Serreta, which sit around €3,000 to €3,250/m². A year-2000 building with a lift, two private terraces, ducted air conditioning and very good condition. On the other side: no parking space included, electric heating, and €320,000 means about €100,000 of savings to get in. It is a flat for a family that wants space without leaving the Vallès.

Expensive or cheap? What was for sale in La Serreta the same day

The Habitaclia listing for La Serreta on the same day paints a clear picture. Two-bathroom flats of 83 and 84 m² were listed between €260,000 and €269,900, that is €3,095 to €3,252/m². A 73 m² ground floor asked €355,000. Against that, the duplex’s €2,207/m² is a clearly lower price per metre: you buy almost twice the space for about 20 % more money.

Only one listing beats it: a 127 m² flat with a lift, 3 bedrooms and 2 bathrooms for €180,000, at €1,417/m². If you want space at the lowest possible price, that is the comparable to visit before deciding, although it will probably need more work and has no terraces. The duplex’s €15,000 price cut also shows the seller has room: an offer somewhat below €320,000 is not unreasonable.

How much would you pay per month? Mortgage example

An indicative example with usual conditions: with 80 % financed (€256,000) over 30 years at a fixed 3 %, the payment is around €1,080 a month. You would need a €64,000 deposit plus purchase costs. In Catalonia the transfer tax is charged on the price (check the current rate, around 10 % for most buyers), plus notary, land registry and agency fees: allow about €35,000 more. In total, close to €100,000 of savings to get in, the figure that really decides whether this flat is for you.

  • A year-2000 building: insulation, installations and a lift far above the 1960s and 1970s stock that dominates Rubí.
  • Two private terraces on the bedroom floor, one of them covered, plus a balcony off the living room: real outdoor space, not a one-metre balcony.
  • Ducted hot and cold air conditioning, double-glazed aluminium windows and a security door: no works pending.
  • Two full bathrooms, one per floor, rarely found under €300,000 in the Vallès with this much space.

What to check before making an offer

  • Parking: not included. Ask the price of the rented space mentioned in the listing and whether it can be bought.
  • Electric heating: ask for last winter’s electricity bills; with ducts and good insulation it can be reasonable, but see the numbers.
  • Community fees: a lift and communal areas in a year-2000 building usually mean higher fees than in old blocks.
  • Internal stairs: a duplex is not the best option for people with reduced mobility.

La Serreta and Rubí: what living here is like

La Serreta is an established neighbourhood in the north of Rubí, well connected to the centre and the Sabadell road, with schools, shops and services within walking distance. Rubí has a Ferrocarrils de la Generalitat station (S1 line) with frequent trains to Sant Cugat and Barcelona (Plaça Catalunya in about 35 minutes) and quick access to the AP-7 and C-16. For a family working in Barcelona or the Vallès that wants space, terraces and transport, it is one of the best-balanced combinations in the area.
