Valencia has become more expensive, but it is still one of the big capitals with the most affordable flats inside the urban core. The neighbourhoods to the north and south-west of the city combine price and services best.
North: Benicalap, Orriols and Torrefiel
These are working-class neighbourhoods with plenty of local shops, three-bedroom flats and good metro and bus links. Orriols and Torrefiel are among the cheapest in the city, and Benicalap has more modern buildings next to the park.
South-west: Patraix, Malilla and Sant Marcel·lí
Patraix keeps a village feel inside the city with contained prices. Malilla is growing with new builds next to La Fe hospital, and Sant Marcel·lí offers simple flats at very low prices.
Tips for buying in Valencia
- Check the orientation: in summer a west-facing flat without air conditioning is hard to live in.
- Ask how old the electrical installation is.
- On ground floors, check for damp and ventilation.
