New builds in Barcelona itself are out of reach for most people, but in the second metropolitan ring there are developments with far more reasonable prices. Towns well connected by Rodalies or FGC trains hold a large share of the supply.
Towns with the most affordable supply
Sabadell, Terrassa and Rubí to the north, and Sant Boi de Llobregat, Viladecans and Martorell to the south and west, add new developments every year. They are usually two- or three-bedroom flats with parking and communal areas, aimed at families working in Barcelona.
How to compare developments
- Always ask for the specification sheet and the dimensioned floor plan.
- Confirm what the price includes: parking, storage room, VAT and deed costs.
- Check the payment schedule and the bank guarantee covering the money you pay in advance.
- Look at the real commute time by train or car at rush hour, not just the distance.
Buying off plan lets you choose the flat and its orientation, but means waiting one or two years. Weigh that against a resale home you can move into now.
