Rents in Valencia have climbed a lot in recent years, especially in the centre and by the beach. To pay less, look at the neighbourhoods to the north and west and at the first-ring towns with a metro link.

Inside the city

Benicalap, Orriols, Torrefiel, Patraix and Sant Marcel·lí are the areas with the lowest rents. All have metro or tram and local shops, so you can live without a car.

Metropolitan area

Burjassot, Paterna, Torrent, Mislata and Alfafar offer bigger flats for the same money. Mislata and Burjassot are so integrated with the city that you hardly notice the change of municipality.

How to get ahead

  • Set alerts with your maximum budget and two or three neighbourhoods.
  • Bring complete documentation to the first viewing.
  • Offer to sign quickly if the flat fits: many landlords care more about security than squeezing the price.
