Rents in Madrid have risen sharply, but there is still room if you accept living in the southern districts or in towns with a Cercanías train link. The key is to search with discipline and have your paperwork ready.

Areas with the lowest rents

Within the capital, Villaverde, Usera, Puente de Vallecas, Carabanchel and Latina offer the most contained prices. Outside it, Móstoles, Fuenlabrada, Parla, Getafe and Alcorcón have three-bedroom flats for the price of a studio in the centre.

A search routine that works

  • Check the portals first thing in the morning and last thing at night, when most listings go up.
  • Write a short, complete message: who you are, income, move-in date and pets.
  • Ask for a viewing the same day and bring printed documents.
  • Do not rule out listings without photos: they usually have less competition.

If the landlord asks for more than two months’ deposit or payments outside the contract, look elsewhere. Abusive terms cluster precisely around the cheapest listings.
