We look at it carefully: it is not the cheapest flat in the area, and that is exactly what makes it interesting.

Short answer: €185,000 for 60 m² usable (80 m² built) works out at €3,083 per usable m², above what other 3-bedroom flats in the same neighbourhood ask. In return it offers what many lack: a lift, an accessible ground floor, south-east orientation, natural-gas heating and decent condition. It is a flat to live in, not an investment bargain.

Expensive or cheap? Comparison with the same neighbourhood

The best thermometer is direct competition. On the same day, the Habitaclia listing for Ca n’Alzamora showed 3-bedroom flats on Calle Monturiol between €136,000 and €160,000, with 89 and 90 m² built. In other words, for €25,000 to €50,000 less you get more space in the same neighbourhood. This flat only makes sense if you value its specific advantages: a lift, a ground floor with no stairs, south-east orientation and a condition that lets you move in without works.

Put another way: it is not a cheap flat in absolute terms, but it is reasonably priced for living in the Vallès with a train to Barcelona, provided you negotiate. With the comparables above in hand, an offer somewhat below the asking price is justified.
